We know that time is precious.

Here at Match Property Sales and Rentals, we like to keep things as easy as possible. And we realise that when you’re a tenant looking to apply for a property or report a maintenance issue, time is precious.

On this page we have collated a selection of the most helpful forms and resources you may need when you’re renting. Most forms can be completed and online to keep things fast and simple.

We hope you feel at home.

We want to make sure that you and the property you rent are a great Match. 

To ensure this happens smoothly, we have put together an outline of the rental application process below. 



After you have inspected one of our available properties, we invite you to submit your application (you can do this through our website!).

Each person applying for the property (i.e. who will be on the lease) must complete an application form in full.

Your application will then be reviewed by our property management team and you will be advised if your application is successful.



Congratulations! You will be notified when your application is successful. Once this happens, you will need to come to our office to complete a General Tenancy Agreement (Form 18a). We like this to happen within 24 hours of approval.

You will be given a copy of this agreement for your records, and we recommend you keep it in a safe place for future reference.

A bond equivalent to 4 weeks’ rent will need to be lodged with the RTA (you can lodge this directly or we can lodge it on your behalf), in addition to two weeks’ rent in advance paid to us.


Start tenancy

You will be given a set of keys at the start of your tenancy.

We will also give you an Entry condition report (Form 1a). This form will need to be completed and returned to us within 3 days. We will then give you a copy of the final report within 14 days.

Please take the time and check the condition of the property at the start of the tenancy. This will help to avoid disputes about the condition of the property when you move out.
